Long before Horizon West or Hamlin existed, Winter Garden was a citrus-shipping town built around two railroad lines and a stretch of brick storefronts on Plant Street. Today, that original core is listed on the National Register of Historic Places — one of only a handful of genuinely historic downtowns left in Central Florida that hasn't been rebuilt into a themed version of itself.
For buyers, that history isn't just a backdrop. It shapes what you can build, renovate, or restore here and it's exactly why homes in this district hold a different kind of value than anywhere else in Winter Garden. Here's what to know before you buy into it.

Architecturally, this is the most varied district in Winter Garden. Craftsman bungalows, Classical Revival storefronts, and early-1900s residential construction sit alongside thoughtfully updated interiors. As of mid-2026, homes in the historic district have carried a median price around $900K, reflecting both scarcity and sustained demand for genuinely historic property this close to downtown.
Because so much of the housing stock predates modern construction standards, buyers here should budget differently than they would for new construction. Expect older systems, foundations, and finishes often need updating even in well-maintained homes. That's not a downside so much as a different kind of due diligence, and it's where having an agent who understands historic-property nuance makes a real difference.

Daily life in Historic Winter Garden centers on Plant Street itself. It's a walkable strip of restaurants and boutiques anchored by the Garden Theatre, a restored 1935 Mediterranean Revival movie palace that first opened for sound pictures and now hosts live performances after a full restoration by the Winter Garden Heritage Foundation. The West Orange Trail runs directly through downtown along Plant Street's median, and the Saturday Winter Garden Farmers Market regularly ranks among the state's best.
Unlike areas that have to import a "downtown feel" through new construction, everything here (the brick, the storefronts, the theatre) is original. It's a genuinely lived-in downtown with a real recovery story, not a backdrop built to look that way.
The Winter Garden Downtown Historic District was added to the National Register in 1996, encompassing roughly 100 acres bounded by Woodland, Tremaine, Henderson, and Lakeview Streets.
In practical terms: this isn't just an area that looks historic... it's legally protected to stay that way. A homeowner a couple of blocks off Plant Street can't simply swap in vinyl siding over original wood lap construction. For buyers who want a truly historic home (not a new build styled to look old), that protection is exactly the point.
Compared to Oakland Park, which offers golf-cart access to downtown, Historic Winter Garden puts you directly inside it. It comes at the cost of older housing stock and renovation restrictions Oakland Park's newer construction may not carry, but without the character and historic Florida charm.
Compared to Horizon West's new construction and master-planned amenities, Historic Winter Garden offers something that literally cannot be built new: a documented, century-old core. For buyers looking to avoid "the new" and opt for something more mature, this is the spot for you.
Neither comparison makes one "better." It comes down to whether you're buying into history or buying into growth.

Families in Historic Winter Garden benefit from the same strong West Orange County schools serving the broader city, combined with a level of walkability few other Central Florida downtowns can offer. You'll find groceries, dining, the farmers market, and West Orange Trail access are all within walking distance for most homes in the district. For buyers who value being able to leave the car parked most weekends, this is about as close as Central Florida gets to true walkable, small-town living.

Buying into a National Register district means understanding overlay rules, renovation limits, and the true condition of century-old construction. These are details that don't show up on a standard listing sheet.
